Malteserordenstraße 46 is a multi-family residential project with nine apartment units and two duplex houses in Freiburg, Germany.
The project was spearheaded by 8a Immobilien, a property developer known for creating contemporary buildings with high-quality materials. The company focuses on ensuring their properties' overall sustainability, favouring investments in technology that ensure low energy consumption and advocating for a robust collaborative approach.
The main requirement was for a sustainable ventilation solution that would meet the needs of level 55 classification standards. The ventilation solution should also ensure high energy efficiency within the homes that meet the highest level of energy efficiency that meets the occupants' liking and ensures their health and comfort in the long term.
The supervising consultant associated with the project is Jörg Vonalt from 8a Immobilien, while Südpower GmbH was responsible for installing the products
Systemair was chosen for this project because we have had a positive experience working with the company's units in the past. The moisture recovery and the demand control via the rotary heat exchangers were essential and critical features in our decision making.

The customer faced logistical and design challenges, primarily aggravated by the movement and operational restrictions resulting from the COVID19 outbreak. This significantly impacted the procurement and completion of critical Mechanical, Electrical and Plumbing (MEP) processes, the ventilation installation, and unexpected delays in the project delivery timeline.
There were also further challenges in the ventilation installation phase, as essential aspects of the pipe routing recommended by Systemair were not initially considered, making adjustments necessary.
The customers faced issues in the restrictive and difficult electrical supply line openings affecting duct systems and air handling units.
Lastly, the project faced complex installation parameters, especially for the smaller and medium-sized apartments.
Given these challenges, there was a requirement for cooperative partners that will work closely with the customer to find actionable solutions by way of versatile and flexible product offerings and engineering expertise and know-how.
We were delighted to provide our clients with the support they needed and work together to overcome the challenges that came our way. An issue that emerged was the limited space available in some of the units for the equipment required to provide occupants with clean and healthy air. Through the customer's innovative approach and cooperation with our residential ventilation systems planning department, we arrived at an optimal solution to ensure that every apartment accommodates the equipment needed and the pipe installation.
