Thanks to the demand-controlled ventilation and air conditioning in each zone, it was possible to avoid significantly larger systems with correspondingly higher energy consumption. In addition, different user comfort requirements can be taken into account.

How it began

Private investors had a combined warehouse/office complex built in a newly developed industrial estate on the outskirts of Horgenzell in Germany. During construction, it had not yet been decided who would later use the building.

Challenge

The development of marketable commercial properties requires a high degree of adaptability. The decisive question is often how flexibly the property can be utilised and therefore also marketed. And not just in terms of room layout, but also in terms of utilisation - i.e. whether the space can be used by just one operator or by two completely separate parties - including independent fire protection considerations for the two halves of the building in the event of a change of use.

Realisation of the project

A forward-thinking concept consisting of clearly separated ventilation and air conditioning systems was developed. Each half of the building was designed to be completely self-sufficient. This not only has operational advantages, the decentralisation also pays off in terms of energy consumption during the operating phase.

Two Topvex SR compact ventilation units with hot water coils and an air capacity of 1,800 and 2,200 m³ respectively were installed on the upper floor to save space. From here, the necessary air ducts could be laid directly to the ceiling outlets and supply air valves in the offices.

The comfortable temperature control of the offices is provided by VRF air conditioning systems of the type ‘SYSVRF’ with two 18 kW outdoor units. The transfer units (type ‘SYSPANEL Cassette Mini’) provide around 2.2 kW of cooling capacity per room. Thanks to the 360° air outlet, optimum circulation is achieved in the room. This means that it is also possible to work with lower air discharge speeds, which meets the comfort requirements of the users.
