The GDT Office Building and Business Complex is a landmark project in the bustling satellite city of Chroy Changvar, Phnom Penh, Cambodia. Managed by the Ministry of Economy and Finance, this ambitious development is set to redefine the skyline and enhance the business environment of the region. Slated for completion in the third quarter of 2024, the project is a testament to modern architectural ingenuity and sustainable design.

The complex houses the General Department of Taxation (GDT) offices, along with additional leased office spaces, fostering a vibrant business community. The retail mall within the podium provides a variety of shopping options, catering to the diverse needs of visitors and occupants. For relaxation and leisure, the complex features a fitness centre, a museum, and a sky bar offering panoramic views of the city, making it a perfect spot for socialising and unwinding. The auditorium and ballroom, along with numerous meeting rooms and pre-function areas, make the complex an ideal venue for hosting events and conferences.

Spanning 36 floors, including six underground levels dedicated to parking, the GDT complex can accommodate 907 cars and 328 motorcycles. The development features a 154-meter tall tower with a four-story podium, offering a blend of office spaces, retail opportunities, and recreational facilities.
We were encouraged by Systemair’s expertise, providing detailed CFD analysis to optimise airflow and ensure a safe and comfortable environment in our carparks. This influenced our decision to work with Systemair on this project
Ventilation efficiency and safety
Systemair Malaysia has played a crucial role in ensuring the environmental efficiency and safety of the complex by supplying axial fans, jet fans, and silencers. Their involvement highlights the importance of high-quality ventilation systems in modern constructions.
The experts from the regional hub have also conducted comprehensive Computational Fluid Dynamics (CFD) analysis and design for the car park, significantly improving its ventilation and safety features. This ensures a healthy and safe environment for all users of the parking facilities.
Overall, Systemair delivered AXC jet fans and AJ jet fans.
The AXC provides effective continuous extraction at operating temperatures up to 300 degrees C / 2 hours. The solution features a sturdy, dependable design and ultimate flexibility with available customisations. The AXC axial fans have been performance tested by ISO 5801 and AMCA 210 standards on the Systemair or AMCA fan test rig.
The AJR jet fans are the reversible model of the AJ fans, ideal for various temperature ranges and car park applications.
Systemair's contribution, through its advanced ventilation solutions, has been pivotal in realising the project's goals of modern design, functionality, and sustainability, setting a new standard for commercial mixed-use developments in Cambodia.
